A Miramar office building has been sold for $4.5 million.

The Form, a 33,155 square-foot building at 8977 Activity Road, was purchased by Richard Bell.

The seller was AHZ Company, Inc., according to CoStar, a real estate research firm.

Built in 1987, the two-story building was renovated in 2007.

It was about 51 percent leased at the time of the sale.

Greg Farris and Nicholas Totah of the Totah Group in Marcus & Millichap’s San Diego office represented the seller.

The buyer was secured by the Totah Group and represented in the transaction by Tucker Hohenstein of Colliers International.
